World Trade Center landlord Silverstein Properties turns to ghost kitchen Zuul in bid to return workers

“Food is a major concern,” Vardi said. “People are uncomfortable going between the office and outside, and ordering food still requires going down to pick it up.”

The best way to resolve those concerns is by delivering food directly to tenants’ offices, he said. But that raises issues of security and health screenings of couriers entering the building, especially within the World Trade Center.
 
That has opened an opportunity for Zuul, which operates a commercial kitchen in SoHo where established city brands such as Naya Express, Sarge’s Deli and Stone Bridge Pizza prepare smaller versions of their menus for takeout only. The food is produced from a single commercial kitchen, disconnected from any dining room, typically referred to as a ghost kitchen or cloud kitchen.

Workers can order lunch from those restaurants using a custom app for tenants. Orders must be in by 10:30 a.m. to arrive by lunch hour.

Zuul said it will rely on a small group of couriers who have been preapproved by Silverstein to ride the buildings’ freight elevators. Meals are delivered all at once to each separate office, where they can be distributed by the tenant company. The program will be offered to workers at World Trade Center properties as well as Silverstein’s other office holdings, such as 120 Broadway, Vardi said.

Pre-pandemic, Vardi said, the areas outside of office buildings included a “tsunami” of delivery couriers waiting for someone to come grab their order.

There are no such tidal waves now, at any building, as offices throughout the city are still sitting mostly unoccupied.

Safe food delivery has become part of the pitch from landlords to change that. The program is included in Silverstein promotional materials, which also outline the company’s air-filtration systems and social-distancing plan.   

RXR Realty, a major city office landlord whose holdings include 75 Rockefeller Plaza, coordinates food orders to the building through its own RXWell app, which was developed with Microsoft. The app features options such as Chopt and Sweetgreen. Deliveries are processed by the building’s management and placed on stands in the lobby for contactless pickup, as described by an RXR spokesman.  

Covid-19 guidance from the Real Estate Board of New York recommends that landlords develop a system for handling deliveries that limits lobby access. The board also recommends that corporate cafeterias remain closed.

That’s why Zuul, which has raised $9 million this year from investors, has built a platform that landlords can tap into and integrate within tenant apps, the same as Silverstein. CEO Corey Manicone said Zuul is in discussions with several other city property managers to use its food-delivery app.

Zuul does not charge the property owners for the technology, instead recouping its costs through a fee on the sales.

“Landlords have two key objectives in navigating this environment: reduce lobby foot traffic and limit people in the elevators,” Manicone said.

Both sides are seeking an elusive deal on coronavirus relief before the election.

The Dow Jones Industrial Average opened with a gain of 350 points, rising 1.3 percent. The S&P 500 rose 0.8 percent and the Nasdaq composite rose 1 percent shortly after the market opened.

The strong start to Wednesday trading came after Treasury Secretary Steven Mnuchin said that Republicans will propose a $1.5 trillion stimulus bill after he and Speaker Nancy Pelosi (D-Calif.) restarted negotiations last week. House Majority Leader Steny Hoyer (D-Md.) also told House Democrats that he plans to bring a $2.2 trillion offer to the floor Wednesday.

While both parties remain far apart on the preferred size of a stimulus bill, the monetary difference between Democratic and Republican offers has narrowed considerably since the spring.

Democrats and Republicans are attempting to break a months-long stalemate over a follow-up to the Coronavirus Aid, Relief and Economic Security (CARES) Act, the $2.2 trillion stimulus and pandemic response bill signed by President Trump in March. Key elements of that bill, such as a boost to unemployment benefits and emergency loans for small businesses, expired this summer without replacement.

The House in May passed a roughly $3 trillion bill that Republicans dismissed immediately, and Republicans have been reluctant to approve more than $1 trillion in aid.

The pace of the recovery from the coronavirus recession slowed notably over the summer and into fall, and the U.S. is still reeling from immense economic pain. More than 10 million people who lost their jobs due to the pandemic have not yet found work again, and thousands of small businesses have folded as the spread of the virus hinders the economy from fully reopening.

U.S. House Speaker warns Britain that breaking Brexit treaty could imperil trade pact

WASHINGTON (Reuters) – U.S. House of Representatives Speaker Nancy Pelosi warned Britain on Wednesday that ignoring some parts of its European Union divorce treaty could imperil any new trade agreement with the United States.

“If the U.K. violates that international treaty and Brexit undermines the Good Friday accord, there will be absolutely no chance of a U.S.-U.K. trade agreement passing the Congress,” the Democratic lawmaker said in a statement.

“The Good Friday Agreement is treasured by the American people and will be proudly defended in the United States Congress,” Pelosi said.

Britain quit the EU in January but has remained part of its single market, largely free of trade barriers, under an agreement that expires in December. London says that if it cannot negotiate a favorable trade deal to take effect from Jan. 1, it will simply walk away.

The agreement calls for border-free trade on the island of Ireland, which the EU says should in some cases require checks on goods passing between Northern Ireland and mainland Britain.

Some fear that a failure to agree on border arrangements could jeopardize the 1998 Good Friday Agreement, which largely ended three decades of political and sectarian conflict in Northern Ireland.

Donald Trump and his Democratic rival Joe Biden traded tough blows Monday as the White House race entered its final stretch, with the Republican leader branding his opponent “stupid” — and the Democrat firing back that the president lacked the “guts” to tackle the Covid-19 pandemic.

As Biden and his running mate Kamala Harris took their campaign message to must-win swing states Pennsylvania and Wisconsin, the president convened a surprise news conference at the White House.

In a freewheeling and grievance-laden performance, Trump once more teased the possibility of a Covid-19 inoculation by Election Day — something experts say remains unlikely — and accused his opponents of playing politics with a vaccine after Harris said she would not take his word alone on its safety.

Touting an upswing in job creation — after tens of millions lost jobs — and claiming the US is turning the corner on the pandemic, he called Biden “stupid,” saying he “wants to surrender our country to the virus, he wants to surrender our families to the violent left-wing mob, and he wants to surrender our jobs to China.”

Labor Day traditionally kicks off the final sprint of the campaign, with less than two months until the November 3 election — but the rival campaigns have been knocked off stride by multiple layers of turmoil, from the pandemic to the struggling US economy to deep racial unrest.

Candidates who normally would be skipping daily from state to state to speak before big crowds are limiting their movements and doing much more virtually.

And the sometimes violent anti-racism protests and counter-protests — the latest a pro-Trump motorcade rumbling Monday on the outskirts of Portland — lend an explosive element to the campaign.

Biden headed Monday to the swing state of Pennsylvania, where he held a socially-distant meeting with union leaders before taking questions from members of the huge AFL-CIO union at its headquarters.

Addressing the event, he hit back at Trump, charging that “he didn’t have the guts to take on Covid.”

“We know he’s been great for his rich friends, but he hasn’t been so great for the rest of us,” charged Biden, who went on to assail Trump over a report in The Atlantic magazine that he has disparaged the military and its veterans.
