UK property prices rise at fast rate in 4 years in September

UK house prices are surging at their fastest rate in four years, as pent up demand post-lockdown and a temporary Stamp Duty cut fuel a buying boom.

Nationwide’s closely-watched House Price Index found prices jumped by 5% on an annual basis in September, the biggest increase since September 2016.

Prices grew by 0.9% between August and September. Both the annual growth figure and the month-on-month growth were ahead of City forecasts.

The average UK house price now stands at £226,129 ($288,167), Nationwide said.

“The rebound reflects a number of factors,” said Robert Gardner, Nationwide’s Chief Economist.

“Pent-up demand is coming through, with decisions taken to move before lockdown now progressing. The stamp duty holiday is adding to momentum by bringing purchases forward. Behavioural shifts may also be boosting activity as people reassess their housing needs and preferences as a result of life in lockdown.”

Gardner said the pandemic was encouraging people to move. Lockdowns and working from home have spurred many people to look for new properties with more space and a garden, with less concern about commuting distance.

25% of people surveyed by Nationwide in London said they were moving as a result of the lockdown, while another 15% of residents in the capital were thinking about moving.

All regions of the UK saw house prices grow between July and September. The highest growth was in the South West of England, where annual price growth was 5.5%.

Nationwide’s price data comes a day after the Bank of England said mortgage approvals hit a 13-year high in August, underlining the strength of the property boom.

Experts believe the property market could loose steam in the coming months as the government’s economic support measures unwind.

“Most forecasters expect labour market conditions to weaken significantly in the quarters ahead as tighter restrictions dampen economic activity and the furlough scheme winds down,” said Gardener.

“While the recently announced jobs support scheme will provide some assistance, it is not as comprehensive as the furlough scheme it replaces.”

Samuel Tombs, chief UK economist at Pantheon Macroeconomics, said: “We continue to expect the official measure of prices to peak in October, and then to reverse all of its gains since March over the following 12 months.”

Estate agents Hamptons expects house prices to fall across much of the UK next year.

Once again, Yom Kippur has arrived, and it’s time to prepare the two special meals, one before and one just after this holy day. Both of these meals are important. The first prepares us for the fast and the second help us end it as smoothly as possible.Some people prepare a wonderful, festive meal as they do for all the Jewish holidays, whereas others just eat a regular meal as they would any other night. In order to make it easier for us go without eating and drinking for some 25 hours, it’s important to invest time and effort well ahead of time. The first thing we must do two days before the fast is to start drinking lots of water, at least two or three liters a day. If you normally get a headache when abstaining from caffeine, it’s best not to drink coffee the day before the fast. Every year I try something new from a different cuisine. The water turns into a tasty chicken stock that can be served as a first course before the chicken. Use a Wonder Pot with a 24-26 cm. diameter.5 eggs
3 egg yolks
½ cup water
3 cups (350 gr.) flour
2 cups (350 gr.) sugar

1 packet baking sodaBeat the eggs and egg yolks in a large bowl. (You can use an electric mixer if you prefer.) Slowly add the sugar and water while mixing. Renters reveal garden, double glazing and fast broadband are must haves for buying first home

Renters have revealed the must-have features for their first owned home – with a garden and high-speed broadband topping the list, research has revealed.

A survey of 1,000 tenants revealed they would happily move up to 20 miles if it meant they could get onto the property ladder.

But before putting down their deposit, they would want to find a home with an allocated parking space, separate toilet, en-suite bathroom and a new boiler.

And 12 per cent said they would like a home office – a sign of how society has changed over the past six months.

However, while 81 per cent of those surveyed aspire to own their home, 68 per cent fear they’ll never be able to afford to.

The research, commissioned as part of Shared Ownership Week which aims to help people with smaller budgets get on the property ladder, revealed the average tenant has been renting for 10 years and has more than £13,000 saved towards a deposit.

A spokesperson for Shared Ownership Week said: “The situation this year has changed our outlook on life and with people spending more time at home.

“As a result, it seems things like high speed broadband and an outdoor space are now among the most important features.

The survey of tenants who live in London and the south east also found that a detached home just pipped an apartment to the most desirable type of property, with two bedrooms the optimal figure for most.

Location is the most important factor when looking at a first home, followed by affordability and size.

But 62 per cent would compromise on the location if it meant being able to own a home, while 60 per cent would settle for a smaller property than they’d really like.

It also emerged just 28 per cent of the respondents knew if they were eligible for a shared ownership property, which typically involves buying a 25 per cent share of a new build.

And in a separate nationwide study of 1,000 Brits, carried out via OnePoll, almost three quarters (73 per cent) said they had heard of shared ownership.
